PRIMARY PURPOSE :

As a Maintenance Engineer, you will be responsible for the maintenance of the property. You will also set the stage for guest experience with your welcoming smile and service.

By understanding their unique stories and needs, you will own their experience to create WOW memories they will carry with them far and beyond their stay with us.

PRINCIPAL DUTIES AND RESPONSIBILITIES :

Install, operate, maintain, and repair all building automation systems (BAS) and equipment

Troubleshoot and repair mechanical equipment including heating, ventilation, air conditioning equipment, fan coils, chillers, pumps, boilers, water softener systems, cooling towers, and energy management systems

Work with power ranging from low to medium voltages

Operate scissor and boom lifts and climb ladders to access elevated areas such as ceilings and catwalks

Troubleshoot HVAC systems

Operate and maintain appropriate tools and equipment daily for troubleshooting on site

Maintain a constant awareness of safety and accident prevention, including safely operating lifts

Drive and operate company vehicles to and from various MGM Resorts International properties where applicable

Respond to and resolve guest complaints in a timely manner and creatively solve problems with the ability to anticipate, recognize, evaluate, and resolve potential difficulties

What’s the Job?

• Inspects and lubricates all machinery and moving equipment such as pumps, mills, conveyor systems, process equipment and assists on maintenance jobs as required and for malfunction and worn parts
• Troubleshoots and diagnoses repairs of all machinery and equipment relative to lubrication system, performs inventory lubrication, records all lubrication parts and reorders parts
• Checks and records vibrations and unusual noise
• Checks and repairs leaks, breaks and kinks, checks conditions of seals and shields
• Checks guards for loose connections, checks for cleanliness, looseness of fittings
• Performs plant inspections daily and checks work log for daily projects and repairs
• Repairs all equipment and machinery assigned in a timely and safe manner
• Attends safety meetings and abides by all safety rules set forth by company and governmental regulatory agencies; ensures that hazardous conditions are reported and corrected

You and your experience :

• High school diploma or general education degree (GED) preferred
• Three-years’ experience industrial mechanic preferred
• Regular attendance is required

• Schedules and administers fleet maintenance assists in troubleshooting problems with equipment. Communicates availability of vehicles for service with dispatch and other operations personnel.
• In relation to subordinates, is responsible for hiring; firing; approving salary increases or decreases; training and employee development;

planning and directing the work; disciplining; handling employee complaints or grievances; and handling performance reviews.

While the Mgr Maintenance is required to make personnel-related recommendations, some actions require further approval.

Works closely with the location manager and region maintenance management, providing status of maintenance and budget requirements.

May review financial and budget variances, review repair orders or code and approve account payable documents.

• Ensures compliance on a day-to-day basis with State, Federal, and Company requirements. Ensures a safe environment exists and that all maintenance and related activities are in conformance with company policies and regulatory requirements.
• Reviews repair orders. May order fuel for vehicles, order parts, and subcontract repair work.
• Initiates and implements projects that improve efficiency and / or reduces operating costs.
• Ensures that maintenance technicians are trained on current operating procedures, are properly equipped, and are motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
• Supervises bus fueling. May arrange services for building and ground keeping.
• Completes special projects as assigned. Required to perform hands-on work activities.

Qualifications

• High school diploma or equivalent
• Technical training preferred
• Possess CDL Operator’s license with required endorsements
• 5+ years of hands-on mechanical supervisory experience
• May require lifting of 20 to 50 lbs
• Good written and oral communication skills
• Computer skills
• Industry experience repairing and maintaining diesel engines and school bus equipment is preferred

The Maintenance Coordinator receives tenant calls and emails and is responsible for troubleshooting and if needed, scheduling work orders to maintain our portfolio of 3rd party owned single family properties.

Additional duties include coordinating move-outs and property turns for market ready condition, tracking vendor work and the expenses associated, working with accounting for proper attribution of charges.

This position is the principal contact and liaison between the company, third-party vendors, tenants, and owners. General window is 8 : 30 to 5 : 30 M-F with flexibility for personal needs.

Responsibilities :

• Serve our residents in our properties while balancing the return on investment for our owners.
• Receive work orders via phone or email. Acknowledge receipt, diagnose / troubleshoot, and execute 3rd party vendors for bid / repair while keeping the tenant and the owner in the loop
• Confirms validity and accuracy of the information and determines appropriate resources, scheduling, and routing
• Collaborates with tenants and various departments to schedule and assign work necessary for property repairs
• Schedules and plans work assignments to minimize tenant disruption and time.
• Review and make recommendations for purchasing / acquiring materials to facilitate repairs
• May facilitate parts order fulfillment for material to complete work orders
• Receive and approve tenant work orders
• Close out all assigned market work orders
• Perform move-in / move-out property inspections in the field
• Coordinate and perform renewal inspections as assigned
• Coordinate the property prep for vacant ready marketing
• Work with team on final security deposit dispositions
• Respond to and work potential non-business hour emergency maintenance / habitability needs

Qualifications :

• Over 2 years of maintenance experience
• Has high school diploma, GED, or equivalent
• High School diploma or GED required
• Minimum of one (1) year of experience in Maintenance or Property Management preferred
• Working knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook) or Gsuite for Business required
• Experience with Propertyware is a huge plus
• Good verbal and written communication, problem-solving, planning, and organizing skills
• Strong people management, conflict resolution, and customer service skills
• Must be detailed oriented, track / meet multiple deadlines.
