FACILITIES MAINTENANCE TECHNICIAN

Position Description :

QSR Employment DBA Dunkin' is seeking a driven, reliable, mechanically inclined, customer focused Maintenance Technician to join our Team.

This position provides service to Dunkin' stores in Nebraska, Iowa, Missouri, and Kansas that include preventative maintenance / repair of restaurant and coffee equipment as well as building maintenance.

The Facilities Maintenance Technician is responsible for performing routine building maintenance tasks in our Dunkin' locations.

Performance of building maintenance tasks in one or more fields (e.g. carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, etc.

Performs general cleaning and other tasks as assigned.

Key Job Responsibilities :

  • Paint, remodel, refurbish areas as needed
  • Repair, maintain / monitor all equipment and amenities
  • Clean windows and glass doors
  • Change of all filters for HVAC as required
  • Prepare classrooms for incoming classes; remove or rearrange furniture for events or classes, as needed
  • Remove and properly dispose of all recyclable materials
  • Change light bulbs, interior and exterior, as needed
  • On call maintenance for all facilities, 24 / 7
  • Responsible for organization and maintaining our offsite smallware and equipment storage facilities
  • Maintain exterior property
  • Restaurant equipment installs / removals
  • Performs other work related duties as assigned
  • Must be able to work flexible hours and be available in the event of urgent issues

Education and Work Experience Requirements :

  • High school education or equivalent
  • 5-10 years of working experience in facilities maintenance
  • Basic understanding of electrical, plumbing, and carpentry
  • Ability to work with minimal supervision
  • Must demonstrate strong communication and interpersonal skills; customer service oriented
  • Must be organized, detail oriented, self-motivated, and able to multi-task

Physical Requirements / Environmental Conditions :

  • Ability to push / lift 75 pounds
  • Ability to climb ladders
  • Bending at waist, sitting, kneeling, climbing, walking, crouching as job may require
  • Ability to work in extreme temperatures
  • Working in high noise levels requiring hearing protection
  • Working around lubricants, solvents, batteries, cleaning fluids, paints

Position Summary :

As a Maintenance Supervisor, you will be responsible for the general appearance and maintenance of the physical property as well as leading the maintenance staff.

Responsibilities :

  • Train, direct, motivate, and assist site maintenance personnel and other staff as assigned
  • Monitor property for any repairs or replacements that may arise
  • Complete work requests for common areas and apartment units
  • Perform preventative maintenance on property

Qualifications :

  • 3 - 5 years previous experience in maintenance preferred

Job Summary

Essential Duties / Responsibilities

  • Experience in welding and piping.

Preferred Qualifications

  • Vocational school training preferred.
  • Experience in operating a forklift preferred.
  • Basic knowledge of general maintenance and equipment operations.
  • Welding proficiency in MIG and Stick as well as vertical and overhead preferred.
  • Ability to diagnose and repair control circuits and VFD installation preferred.
  • General mechanical aptitude; able to diagnosis and repair problems with motors and other equipment.

Physical Demands

  • Frequently required to push, pull, move or lift up to 100 lbs.
  • Frequently required to walk, stand, climb, balance, stoop, kneel, crawl, and crouch.

RESPONSIBILITIES :

  • Perform a variety of maintenance tasks to diagnose, repair, rebuild, replace mechanical, electrical, PLC, hydraulic and pneumatic systems on all plant equipment and facilities.

  • Work with a sense of urgency to respond to machine downtime events.
  • Will be required to complete in-house training programs to develop equipment specific maintenance skills. The position may also require attendance at external training that may require occasional overnight travel.

BASIC QUALIFICATIONS :

Re-aligns and adjusts components, hydraulic pipes on machine, and measures, cuts, threads, and installs new pipe. Starts machines and equipment to test operation following repair.

Repairs broken parts using brazing, soldering, and welding equipment and hand tools. May modify computer-controlled functions on various equipment.

Must be able to work in both very hot (more than 100 degrees F) and very cold (20 degrees below zero) in a very wet and humid environment for extended periods of time.

Must be able to bend, crawl, climb, squat, and work on times both above the head and at ground level during repair and maintenance operations.

Must keep work are safe and clean and work in a safe and efficient manner.Must be able to follow both written and verbal instructions and follow blueprint, wiring diagrams and service manuals and fill out written reports.
