Director, Asset Management, Healthcare
Job Description :
The Director, Asset Management, Healthcare leads the management of a $300 mm-plus NOI portfolio of acute and post-acute healthcare investments and loans which comprises national and international assets and represents a material portion of Ventas’ enterprise-level net operating income.
The Director is responsible for proactive thought leadership, oversight of portfolio performance, operator relationship management, identifying value-add and growth opportunities, assessing risk and identifying options to mitigate, financial reporting (collaborating with FP&A), and leading a high performing team of managers and financial analysts.
The successful candidate will have direct exposure to Ventas’ Executive Leadership Team, including Chief Executive Officer and Chief Financial Officer.
Responsibilities
Portfolio performance oversight to include monitoring tenant, borrower and guarantor financial, leverage and operating covenant requirements;
meet regularly and build relationship with operating partners.
- Lead strategic portfolio reviews to identify opportunities and mitigate risks, which includes leading workout and restructuring efforts and identifying and dispositioning appropriate assets.
- Lead monthly and quarterly internal and external reporting efforts : Work with FP&A teams to roll up results; prepare presentation materials for quarterly earnings and Board of Directors’ meetingsIdentify key portfolio and industry takeaways, themes, trends, opportunities and risksPresent operating results to Executive Leadership Team, including CEO and CFO
- Lead and develop team of high-performing asset managers and analysts, providing leadership, mentoring and development feedback to ensure success on both day-to-day activities and career progression.
- Collaborate across various internal teams, including Investments, FP&A, internal tax planning, accounting, risk management and asset management team for other business segments;
identify areas of research interest for internal Strategy and Research team.
- Research, monitor, and benchmark operating partners, industry developments and trends; research industry and regulatory trends around acute and post-acute healthcare and real estate, including changes in reimbursement models and other regulatory initiatives.
- Develop relationships and establish trusted partner status with operators; assess growth and capital needs of operating partners and identify potential new investment opportunities and / or risks.
- Conduct property visits and meet with local operating staff to assess operating performance, utilization, capital expenditure needs and competition;
coupled with financial review of assets, evaluate strategic importance of asset to operating partner.
Qualifications
- Bachelor's degree in Real Estate, Business Finance, Economics, Accounting or similar business field
- Minimum of seven (7) years prior asset management or finance experience in real estate, private equity, or healthcare finance
- Prior restructuring experience (either loans or leases), including knowledge of restructuring alternatives
- Experience with acute or post-acute healthcare operators ideal, either within a healthcare setting or as a financial partner
- Track record of success in an institutional, dynamic, and fast-paced environment with a demonstrated ability to work and thrive in a results-oriented and collaborative culture
- Understanding of accounting and financial reporting implications on decisions; conversant in complex legal, tax, accounting and operating structures and credit analysis
- Proven ability to communicate with top executives effectively and persuasively, internally and externally, while building trust
- Ability to define and execute asset management strategy via effective interaction with tenants, lenders, and other third parties
- Success in developing strong relationships with lessees and borrowers
- Outstanding personal qualities including self-confidence, integrity, and initiative, along with a willingness to set the bar high and assume personal responsibility for success
- Proven ability to successfully coach and mentor others
- Experience with investment due diligence process
