SUMMARY OF THE POSITION :
Performs a wide variety of janitorial duties. Nature of work require emphasis on safe work practices, sustained physical effort, trouble shooting, problem solving, attention to detail, customer service and time management.
Responsibilities
- Picks up trash and litter around grounds and buildings.
- Gathers and empties trash, including moving dumpsters for city trash pickup.
- Keeps recycling areas, trash rooms and dumpster areas neat, clean and litter free.
- Maintains neat, clean and organized maintenance shop and storage areas.
- Keeps all utility and meter rooms free of dirt, debris and litter.
- Cleans common area floors by sweeping, mopping, scrubbing, or vacuuming.
- Steam-cleans or shampoos carpets.
- Services, cleans, and supplies common area restrooms.
- Uses and stores cleaning products in accordance with manufacturer’s instructions.
- Performs initial clean up and final detailed cleaning of apartment unit turnovers, including but not limited to : refrigerators, and range / ovens;
- exhaust fans and filters; counters, counter-tops and cabinets; sinks, vanities, tubs and showers; walls, hard surface floors and carpets;
doors and windows; utility closets.
Performs miscellaneous janitorial maintenance related tasks or other duties as directed by Property Manager.
Qualifications
- High school graduate or GED certificate.
- Minimum three years of multi-family apartment janitorial experience.
- Knowledge of proper disposal of hazardous materials, electronic waste as well as recycling practices and water conservation.
- Skilled in usage and care of common hand and power tools used in janitorial maintenance work.
- Ability to push, pull, carry and lift up to 30 lbs.

Receptionist/Office Assistant

SUMMARY OF THE POSITION :
Under the direction of the Property Manager the Receptionist / Office Assistant is responsible for performing a wide range of office tasks in support of the property operations.
Task include managing : receiving, residents, guests, vendors, potential residents, etc. at the front desk. The Receptionist / Office Assistant will answer the phones, handle resident requests and provide office support.
Responsibilities
- Answer telephones, receive messages and screen calls.
- Respond to emergency situations if alone or as directed / needed by Property Manager.
- Handle all resident inquiries or requests according to policy and / or procedures.
- Make out work orders for apartments or complex repairs and file paperwork.
- Enforce building policies and House Rules.
- Process incoming / outgoing mail.
- Set up accounting files and keep filing up-to-date.
- Other office support tasks as assigned.
Qualifications
- Ability to get along with a diverse array of people in different capacities.
- Professional telephoneskills and demeanor.
- Ability to read, write and speak fluent English.
- Diplomatic and able to set professional boundaries and firm limits with callers.
- Ability to work as a team player, yet independently, with minimal supervision.
- Knowledge of property management desireable
- Knowledge of Microsoft Office programs including Word, Excel, and Outlook
- Ability to provide superior service with excellent verbal and communication skills.

Assistant Property Manager - Lyric Hotel

SUMMARY OF THE POSITION :
Under the general supervision of the Property Manager, assists the manager in the overall operation of the property, day-to-day implementation of policies, procedures and programs;
maintains acceptable occupancy level and develops a supportive environment for all residents, including special needs residents.
APM interacts with and oversees vendors and establishes and maintains effective working relationships with onsite support staffs.
Responsibilities
- Interviews and screens prospective residents for occupancy.
- Prepares, processes and signs leases and rules.
- Purchases general supplies, and services following the P.O. policy and procedures.
- Assists with inspections and monitoring work orders.
- Rent collection, receipting, prepares deposits using Boston Post property management software.
- Writes warning letters and prepares legal notices to residents.
- Submits required reports and maintains records according to JSCo policies.
- Performs related work and other duties required.
Qualifications
- High school diploma or GED required. BA degree desirable.
- Ability to read, write and communicate fluently in English.
- Excellent problem solving, listening, and deductive reasoning skills.
- Proficiency in Microsoft Word, Excel and Outlook.
- Must have 1- 2 years property management experience preferably with Tax Credit properties.
- Prior experience in managing affordable housing complexes.
- Must have valid Driver’s License and reliable transportation, and be able to travel for training purposes.
- Knowledgeable regarding company policies, federal, state, and local laws, Tax Credit Section 42, and other rules that pertain to tenants.
