JOB SUMMARY : The marketing manager is responsible for the design and execution of the division's marketing plan. Working with the sales team, this position will be responsible for community specific marketing initiatives that will ultimately drive increased traffic, resulting in higher sales volume.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

Marketing Plans : Develop, recommend and drive the implementation of quarterly and annual marketing programs for assigned local divisions.

  • Review regular market research and advise division leadership on market trends and opportunities.
  • Create, support and facilitate development and execution of local marketing plans.
  • Manage the marketing strategy, including consumer segmentation, marketing budget, branding, and event planning
  • Perform competitive market research and analysis

Marketing Promotions : Create, plan, and execute weekly customer events, promotions and advertising concepts to increase brand awareness and increase traffic to communities.

  • Create customized marketing programs for each specific community within the division.
  • Develop annual and quarterly marketing "calendar of events" for the division
  • Plan, organize, and deliver marketing events for current and new communities. Work with various vendors to provide creative and engaging events.
  • Review and select corporate approved promotional materials for all assigned communities.
  • Research, select and monitor the use of direction sign vendors to assist in driving traffic to current and new communities.
  • In conjunction with Corporate Marketing and Sales Leadership continue to evaluate, recommend and execute various e-marketing initiatives from a local standpoint, including the use of the company website and other social media sites.
  • Coordinate and attend special events, community activities, and on-site events to assist in managing vendors and traffic flow
  • Manage projects and deadlines with vendors and internal marketing team via Workfront
  • Work with Sales Leadership and vendors to ensure that models and all sales tools needed are in place prior to new community opening and that ongoing community appearance meets our standards
  • Work closely with the Sales Leadership and measure sales and traffic; evaluate sources / drivers of same; and adjust campaigns accordingly to maximize visitors to community sales centers
  • Enforce strict adherence to brand standards and guidelines across all internal and external partners

Performance Management and Development :

  • Recruit, hire, and retain Marketing personnel.
  • Establish performance goals for each employee and continuously monitor and communicate results.
  • Ensure timely completion of all performance reviews for direct reports.
  • Identify team performance gaps and development areas, and offer training or coaching solutions to narrow the gap. Ensure all individual required training is completed.
  • Conduct regular team meetings to discuss goals / strategy, celebrate successes, and share best practices.

Marketing Budget : Work with division leadership to establish and execute the division's marketing budget including event planning, promotional materials, human directionals, & other outreach methods.

Metrics :

  • Regularly visit KB Home and competitor communities throughout the division to evaluate trends and competitor data.
  • Ensure the ongoing collection of relevant marketing data for purposes of future evaluations.
  • Develop and monitor extensive traffic reports by community for comparison purposes.

EDUCATION / EXPERIENCE / MINIMUM REQUIREMENTS :

Education :

Bachelor's degree in advertising, marketing or communications or business required.

Experience :

  • 3-5 years in house, corporate or agency experience in Marketing (national, regional, and / or local builder) and Managerial experience.
  • Prior experience in Real Estate industry preferred, ideally in Residential Homebuilding

Knowledge, Skills & Abilities :

  • Extensive knowledge in every aspect of marketing strategies to achieve organizational objectives and ultimately strengthen our brand.

JOB SUMMARY : The Forward Planner works closely with the Land Acquisition Manager, Regional Construction Manager, and Project Managers to meet the Divisions business strategies.

The Forward Planner will be the liaison between KB Home and Governmental Agencies during the entitlement process as well as all departments in the Divisions.

The position will be responsible for coordinating and processing all development plans for new communities.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

Acquisition Process

  • Manage the feasibility of new land acquisitions
  • Complete risk analysis, title review and a preliminary product analysis and make recommendations to senior leaders on next steps

Entitlements - Work with Local, State and Federal agency staff on behalf of KB Home :

  • Process all Environmental applications and permits for approval
  • Process applications for Planned Development, Rezoning, Tentative Map, Development Agreements, Design Review, General Plan Amendments, and Variances
  • Attend, participate, and present at City Council, Planning Commission, and Public Outreach Events

Plans & Permits - Manage processes from start to final approval, including conflict resolution :

  • Tentative Maps, Final Maps, and Condo Plans
  • Improvement Plans (in-tract and off-tract)
  • Landscape Plans (model, production, parks, and other public amenities)
  • Miscellaneous Plot Plans, Precise Grading Plans, and Phasing Plans
  • Encroachment Permits, Environmental Permits, Building Permits
  • Agency Agreements (Affordable Housing, Subdivision Improvement, Development, Reimbursement)
  • Lot-line adjustments, Right-of-Way (ROW) Acquisitions, Easements, Land Dedications
  • Form and fund community Facilities Districts, Assessment Districts

Project Management

Hire and manage a team of consultants to include : Civil / Structural / Geotechnical Engineers, Landscape Architects and Biological / Environmental / Cultural / Paleontologist / Archaeologist consultants.

Create and maintain consultant budgets

Provide community development support to marketing, construction, sales and customer service including long & short form disclosures to sales, and act as community team liaison

EDUCATION / EXPERIENCE / MINIMUM REQUIREMENTS :

Education

College degree preferred in Civil Engineering, Urban Planning, Architecture or a similar discipline.

Experience

  • 3+ years experience in Civil Engineering, Architecture, Project Management, Public Planning, or Forward Planning with a familiarity in dealing with Governmental Agencies and Project Management required
  • Homebuilding or residential real estate a plus

Knowledge, Skills & Abilities

  • Must be highly organized and detail oriented
  • Self-motivated to move projects to successful completion
  • Must have excellent communications skills

JOB SUMMARY : A Purchasing Agent conducts the following purchasing procedures : bid evaluation, negotiation between vendors, contractor selection, and contract documentation.

This position manages all contracts, work orders, purchase orders and expense controls, with the ultimate goal of securing the best value at a fair and reasonable cost.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

Purchasing Process

Responsible for implementing the purchasing process :

  • Establish material take-off's and cost estimates
  • Evaluate subcontractors
  • Request and review all bids
  • Conduct effective negotiations to achieve desired results
  • Strive for regulation of fair and reasonable contracts
  • Make final decision and deliver professional contract awards
  • Facilitate documentation of bids
  • Ensure contract administration process flows efficiently

Process Improvement

  • Aggressively streamline the labor and material supply chain with the construction team

POSITION SUMMARY :

The Vice President of Division Finance has ultimate responsibility for the creation of divisional business plans, budgets, forecasting and quarterly updates, as well as overseeing the accuracy of the accounting and internal financial reporting.

The position must ensure financial integrity of the division in all aspects of reporting and the adherence to Generally Accepted Accounting Principles (GAAP) and company accounting policies, preparation of annual business plans, and safeguarding of assets.

The VP of Finance also oversees the purchasing contracts administration function of the division. The position works closely with the Corporate Controller to ensure the accurate preparation of the division financial reports and to measure the financial performance of the division.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

The VP of Finance is responsible for communicating significant accounting issues to the executive leadership in KB Home Regional Accounting Center.

The VP of Finance is a key member of the divisional executive management team, with specific responsibilities that include, but are not limited to the following :

Acts as a right hand advisor to the local Division President to support decision-making and improve division performance.

Identifies significant new profit opportunities within the existing business or which could be generated by expansion into new business areas.

Assures maximization of long term divisional growth, profits and return on capital. Develops and implements initiatives such as cost containment to improve profitability.

Participates / leads formulation and execution of strategies leading to achievement and / or maintenance of low cost producer status in its marketplace.

Creates and facilitates the execution of action plans to achieve specific results when necessary. Participates in the formulation of key business strategies and partners with the Division President to ensure execution of strategies.

Partners with other disciplines to develop and implement best practices to achieve the divisions goals. Continually identifies and pro-actively manages execution failings.

Informs Division President and Corporate Management of material changes in annual business plan, quarterly updates and flashes on a timely basis.

Recommends enhancements to internal reports to better support managements needs.

  • Ensures that the KB Home business model is being carried out at Division and that only KB Home operating systems are being used and relied on to run the business.
  • Identifies cost savings and other profit enhancing strategies for the division through leveraging off of experience of other divisions within the region.

Periodically reviews division's costs and expenses and provides suggestions to ensure the lowest possible cost per unit is achieved.

Actively participates in the land acquisition process and understands the divisions land pipeline. Makes sure this pipeline supports high growth and market dominance with minimal risk to the Division's budget.

EDUCATION / EXPERIENCE / MINIMUM REQUIREMENTS :

  • Current CPA license or qualified and willing to obtain licensure preferred

JOB SUMMARY : The Content Creator will conceptualize innovative ideas that will assist in the engagement of KB Home's target audiences and be able to translate the company's brand aesthetic into assets that will live across all social platforms and drive best-in-class customer experience and engagement.

This role will require a strong understanding of how to create digital content within the parameters of platforms including, but not limited to, Instagram, Facebook, Pinterest, YouTube, Twitter, TikTok, and LinkedIn.

The role will be responsible for executing all social media content while adhering to the designated social media and content strategy with aspects of digital trends, analytics, and various stakeholder perspectives in mind.

ESSENTIAL DUTIES AND RESPONSIBILITIES :

Content Creation and Implementation

  • Support the company's overarching social media strategy and implement proposed initiatives.
  • Orchestrate day-to-day content in the form of, but not limited to, videos and photos to primarily be posted across social media channels with the goal of increasing target audience engagement levels.
  • Turn collection of photography, short video clips, etc., into content assets built for individual platforms and specific audiences.
  • Turn branded content into volume of social content collections (clips, gifs, graphics, photos, stories, etc.)
  • Edit, review, and QA content for quality, value, and uniqueness.
  • Stay ahead of new creative trends, insights, and help generate ideas on how to best translate these across KB social media platforms.

Project Management

  • Coordinate with internal teams (regional marketing, creative services, digital marketing, website) to secure proper social media promotion for all departments and divisions.
  • Oversee overall social media brand storytelling and creative asset calendar with internal creative, brand partners, and external agencies
  • Understand brand aesthetic to ensure all creative deliverables tell KB story and are brand appropriate.

  • 5+ years of professional experience in photography, videography, and photo / video editing.

  • Videography or design education or equivalent relevant experience, all applicants will be asked to provide recent content examples from professional / verified social media accounts.
  • Expert understanding of Facebook, Twitter, Instagram, Pinterest, TikTok, and LinkedIn required.
  • Experience creating content for professional social media accounts required.

Knowledge, Skills and Abilities

  • Shows a demonstrable passion, curiosity, and experience in making creative content for social media platforms including Instagram Posts / Reels / Stories, Pinterest pins, TikTok videos, and YouTube video edits.
  • Can maintain a finger on the pulse for emerging Social platforms, with a focus on engaging the Gen Z and other identified target consumers.
  • Ability to introduce the brand to emerging social platform innovation, trends, and opportunities.
  • Keen eye for model home / interior design photography, as well as experience in styling décor for photoshoots.
  • Social media savvy and keen understanding of what type of content works well on various platforms.

Work Requirements

  • 8-hour workdays with flexibility to work overtime when needed due to special projects or events
