Job Description
The Janitorial Project Manager is accountable for day-to-day operations of an assigned account, including hiring, training, disciplining and terminating staff.
Build, improve and maintain relationships with client and employees : develop & retain staff; coordinate needed support services and solve problems to effectively run the account.
Provide quality customer service. Maintains maintenance of weekly operating schedules and completion of payroll for assigned janitorial personnel.
Provides after-hour emergency response as required.
$48,880 / year
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES : Those duties necessary to meet the minimum requirements of the position. Other duties may be assigned :
- Supervise the day to day janitorial operations of an assigned Customer Site.
- Manage a team of janitorial staff with scheduling, payroll, and training
- Ensure the Client Site is provided with high quality janitorial services
- Build and maintain effective relationships with both customers and employees.
- Handle any escalated issues or situations appropriately.
- Assure that employee grievances are heard and resolved.
- Manage uniforms, equipment, supplies and vehicles utilized at the account(s). Maintaining appropriate inventories and meeting customer / company requirements.
- Take a proactive role in communicating with Customer and meeting their needs; meet regularly, listen to issues, provide expertise and solutions.
Ensure complete customer satisfaction.
Enforce Allied Universal policies as outlined in the handbooks, handouts and on the company portal.
QUALIFICATIONS : To perform this job successfully, the individual must be able to perform each essential duty satisfactorily.

- Bi-lingual Spanish / English (read, write and speak)
- 6-months of experience of business management / operations / supervisory experience in facilities or client focused sites.
Preferred but not required.
- Excellent computer skills : Excel, Word, and PowerPoint
- Communications skills verbal and Written
- Management experience, specifically for a union environment. Preferred but not required.
- Ability to work a flex schedule (different on call times daily)
- Minimum of 2 years management experience, cleaning experience. Preferred but not required.
- Experience in the janitorial industry and / or the ability to be trained in the janitorial industry.

Janitorial Maintenance
Westward360 is seeking a full-time Custodian / Maintenance Technician to handle cleaning and minor repairs of properties.
The Custodian / Maintenance Technician will be responsible for maintaining the overall cleanliness of the community, performing light maintenance duties and promoting resident satisfaction.
The Maintenance Technician must work closely and in coordination with Westward360 Property Management staff to ensure the properties are in excellent condition.
As a Custodian you will Complete minor repairs (common areas and units) Clean common areas of property such as : rotating dumpsters (requires ability to move containers), dusting, vacuuming & mopping,carpet cleaning, window washing, emptying trash containers, cleaning grounds, removing weeds, trimming shrubs, watering plants, snow & Ice removal and replacing light bulbs.
Complete routine building checks and reports to property managers. Adjust HVAC settings on thermostats Handle damages, such as, door, lock, and gate malfunction Meet with outside repair contractors as needed Pick-up and deliver building supplies as needed Minimum qualifications : Must be able to perform physical work that sometimes involves heavy lifting.
Applicants must have a valid driver's license, reliable transportation & valid car insurance. 2+ years of cleaning experience Basic mechanical aptitude, painting and minor repair experience.

Janitorial Technician
SCATTERED SITES, RELIABLE VEHICLE, VALID DRIVERS LICENSE, AND INSURANCE REQUIRED
DUTIES AND RESPONSIBILITIES
- Conduct all business in accordance with management and Association objectives and state and federal laws.
- Maintain accurate records regarding preventive maintenance, service requests, elevator inspection logs, etc.
- While on duty, all Janitorial staff must be reachable by phone / radio at all times.
- Candidate must be able to lift and move 50lbs.
- Assists Head Janitor by :
- Perform all janitorial tasks and general cleaning.
- Monitor and maintain all building interiors and exteriors.
- Ensuring that all mechanical and maintenance rooms are clean, orderly and safe.
- Assists in grounds work, keeping grounds neat and free of litter.
- Maintain awareness of the physical condition of properties and immediately correct unsafe conditions or inform the Head Janitor.
- Monitor security of all sites and report breaches to Head Janitor or Property Manager immediately.
- Ensure building doors (front / back), gates, and unit doors function properly to open / close, and latch / lock correctly.
- Report squatters, suspected squatters, or unauthorized occupants to Property Manager.
- Performs janitorial tasks at the direction of the Maintenance Supervisor including :
- Trash pick-up inside / outside building
- Vacuuming
- Mopping
- Buffing floors
- Window cleaning
- Disinfecting
- Dusting
- Responsible for keeping the following critical areas neat and clean at all times :
- Lobbies
- Laundry rooms
- Dumpster areas (changing compactors)
- Grounds around buildings (front, back, sides)
- Parking garage vestibules,
- Storage rooms
- In-unit cleaning when assigned (make MOVE-IN ready)
- Trash-outs (remove all debris, furniture, and belongings left behind by vacating residents)
- Snow removal (on-call 24 / 7 seasonally if necessary)
- Landscaping (when assigned)
- Provide backup janitorial coverage outside of your route when other personnel have time off.
